NOTICE TO RESIDENTS OF OUR PALLISTER PRIVATE & FARNWORTH MANOR COMMUNITIES!
(KILBARRON ROAD, LETOURNEAU STREET & CLENNING STREET)

The City of Ottawa has approved a municipal property tax exemption for eligible units at Farnworth I, Farnworth II and Pallister under the Municipal Housing Facilities By-law (2024-320).

The exemption is retroactive to January 1, 2025.

​

This exemption applies only to the communities listed above and does not apply to other NHC properties. 

​

Rent and Property Tax Relief

Rent is determined in accordance with applicable housing program requirements and legislation.

Property taxes are one component of the overall operating costs of community housing. Under the City’s Affordable Housing Property Tax Relief program, eligible housing providers receive municipal property tax relief to reduce operating pressures and support long-term housing sustainability.

​As required under the City’s by-law, any property tax savings must be reinvested into:

​

  • Capital repairs and building systems

  • Safety and infrastructure improvements

  • Development of new affordable housing units

  • Measures that support long-term affordability

Income Tax Filing

(Ontario Trillium Benefit / Ontario Energy and Property Tax Credit – OEPTC)

Property tax status may affect eligibility for the Ontario Energy and Property Tax Credit (OEPTC) portion of the Ontario Trillium Benefit (OTB).

If you have already filed your 2025 income tax return (filed in 2026) and claimed the rent tax portion of OEPTC/OTB, you may wish to review your filing with your tax preparer.

NHC does not determine eligibility for provincial tax credits and cannot provide individual tax advice.

If you live in our Pallister community, or one of our Farnworth Manor communities (Kilbarron Road, Letourneau Street or Clenning Street), this change could affect the outcome of your taxes and whether you will continue to receive the Ontario Trillium Benefit (OTB)

What do I do now? 

Since NHC does not provide tax advice, we recommend you discuss this information with a tax professional before filing your taxes. Let your tax preparer know that NHC receives a tax exemption for units located at: Pallister Private, Letourneau Street, Kilbarron Road and Clenning Street. If you do not live in any of the locations mentioned here, this information does not apply to you. Why should I file my taxes? 

By filing your taxes each year, you could be available for several tax credits and benefits. If you receive a subsidy, as a tenant, you must provide NHC with a copy of your completed tax return/Notice of Assessment EVERY year. Failing to do so can result in a loss of your subsidy. It's important to file your taxes each year so that you are able to provide us with your documents on time.
